1. Acceptance of Terms

By accessing or using the Bota platform and mobile application (the "App"), you agree to be bound by these Terms and Conditions. If you disagree with any part of these terms, you may not use our service. Your use of the App is also subject to our Privacy Policy and Data Safety disclosures.

2. Description of Service

Bota is a digital commercial real estate platform that:

  • Allows property owners, real estate agents, and building managers to list commercial spaces, shops, offices, and buildings for rent or sale.
  • Enables businesses and seekers to search and discover prime commercial spaces in Addis Ababa and throughout Ethiopia.
  • Facilitates direct communication between property owners and seekers by displaying verified phone numbers and direct WhatsApp links.

Important Role of the Platform:

  • We are a listing and discovery platform connecting property owners and businesses. We encourage all users to perform due diligence before entering into rental or purchase agreements.
  • All user-to-user communications occur externally via phone calls (our support line: 0976496940), WhatsApp, or direct channels.
  • Bota does not process in-app rental payments and is not a financial intermediary.

3. User Responsibilities & Roles

For Property Owners & Listers:

  • You represent and warrant that you own the property or have explicit legal authorization to represent and list it.
  • All listing information (price, location, dimensions, amenities, photos) must be accurate, truthful, and kept up-to-date.
  • You agree to promptly remove listings when spaces are leased, rented, or no longer available.
  • You will not upload content that infringes upon copyright, trademarks, or third-party rights.

For Property Seekers:

  • You are responsible for independently inspecting properties and verifying ownership documentation before entering into lease agreements or transferring money.
  • You agree to use contact phone numbers solely for legitimate property inquiries and not for spam or harassment.

4. Prohibited Activities

  • Posting false, misleading, deceptive, or fraudulent commercial listings.
  • Attempting to scrape, copy, reverse engineer, or redistribute Bota's software and database without express authorization.
  • Engaging in discriminatory or unlawful practices in property listings or interactions.

5. Intellectual Property

Property listers retain ownership of photos and descriptions they post. By posting on Bota, you grant Bota a non-exclusive, worldwide license to host, display, and promote your listings across the platform. The Bota brand, styling, CSS design, and software code are the intellectual property of Bota.

6. Limitation of Liability

To the maximum extent permitted by applicable Ethiopian law, Bota and its operators shall not be liable for any direct, indirect, incidental, or consequential damages resulting from transactions, agreements, or disputes between property owners and tenants.
